Scottsdale · Tile, foam and shingle roofs
Most Scottsdale roofs are tile, and the tile usually outlasts what's under it. We get on the roof, photograph what we find, and tell you whether you need a repair, a tile relay or a new roof. Sometimes the answer is nothing yet.

What we find
A lot of Scottsdale was built from the 1970s through the early 2000s. On many of those homes the concrete tile is still sound, but the underlayment beneath it has been cooking in the sun for 20 to 40 years. That layer is what actually keeps the water out.
When it gives up, the first sign is usually a stain on a ceiling after the first hard rain. The fix is often a relay: we lift the tile, put down new underlayment and flashings, and set your tile back. You keep the look and skip the cost of all new tile.
Flat and foam sections are the other story here, especially on Pueblo and Santa Fe style homes. Foam holds up well when the coating is kept up. Once the coating goes chalky and thin, the sun starts working on the foam.
Worth a look if you see
Roof types
Every roof type common in the Valley. Pick yours for the details.
Underlayment replacement, tile relays, broken tile, and full replacement when the tile itself is done.
Spray foam repairs, recoats and new foam roofs, plus the drains and scuppers that go with them.
Repair and replacement from a GAF Certified Plus contractor.
We find the source first. A lot of leaks are a flashing or a valley, not a whole roof.
Where we work
From Old Town and the south end up the Shea corridor to Grayhawk and Desert Mountain. Different neighborhoods, different roofs, same straight answer. Neighborhood guides: Desert Mountain, DC Ranch and McCormick Ranch.
We'd rather tell you a repair will do than sell you a roof you don't need yet.
Older homes, many with flat or low-slope sections, foam, and a few generations of patches to sort out.
Neighborhoods full of tile roofs that are reaching the age where the underlayment starts to go.
Larger custom homes, tile and foam on the same house, and HOAs that want to approve color and profile before work starts. Your written scope lists the products, so you have what the committee asks for.
Here for the season?
A roof can sit all summer in 115-degree heat and the monsoon with nobody watching it. Book an evaluation when you get back, before the winter rains, and you'll know where it stands.
How it works
Same process anywhere in the Valley. No pressure, and no surprise invoice.
Pick a morning or early afternoon window that works for you. We confirm the exact time with you.
We walk it, photograph what we find, and check what's under the tile or coating, not just the surface.
Photos and a written recommendation: a repair, a bigger fix, a new roof, or nothing yet. You decide.
Free roof evaluation
Tell us where the roof is and how to reach you. A request isn't a confirmed appointment until we confirm it with you. Water coming in right now? Call (480) 233-1140.
