Tile roof underlayment replacement

On a lot of Valley tile roofs, the tile is fine and the layer underneath is worn out. When your tile is sound, we lift it, replace the underlayment and flashings, and set your tile back down.

What it is

Your tile isn't what keeps the water out

On a tile roof, the underlayment under the tile is the waterproof layer. The tile shades it and sheds most of the water, but when the underlayment wears out, leaks follow, even with every tile in place.

Replacing it is called a tile relay, also known as a lift and relay, a re-felt, or tile underlayment replacement. We take the tile off and stack it on the roof, replace the underlayment and flashings, replace broken tile, and reinstall the tile you already own.

Signs it's worth a look

  • A leak or ceiling stain after rain, even though the tile looks fine from the ground
  • Slipped, cracked or missing tile
  • Water stains on the roof deck when you look from the attic
  • An older tile roof that's never had the underlayment checked

Age alone doesn't tell you. An evaluation does.

Your options

Repair, relay or replace

Most tile roofs come down to one of three answers. We tell you which one fits, with photos to back it up.

Smallest fix

Repair

A broken tile, a failed flashing, or one worn area. We fix that section and leave the rest alone.

Most common for sound tile

Relay

The tile is good and the underlayment isn't. We lift the tile, replace what's underneath, and reinstall your tile.

When the tile is done

Replace

The tile itself is failing, can't be matched, or you want a different roof. Then a full replacement makes more sense.

Cost

What drives the price of a tile relay

We don't publish prices because no two roofs are the same. Every roof is scoped on its own, and your written scope spells out exactly what's included.

What a relay scope can include

  • Removing the tile and stacking it on the roof
  • Tearing off the old underlayment and checking the wood deck underneath
  • Battens, flashings and valleys where the roof needs them
  • New underlayment
  • Matching tile to replace broken pieces
  • Reinstalling your tile and cleaning up

Your written scope lists exactly what your roof gets.

Things that move the number

  • Roof size and pitch
  • How much tile needs replacing
  • Condition of the deck underneath
  • Number of flashings, vents and roof penetrations
  • Access to the roof and the site
  • Matching your tile's profile and color

Think tires: a cheap 30,000-mile tire and a 75,000-mile tire both roll. You want the one built to last.

Underlayment is the part of your roof you never see again once the tile goes back on, so it's the last place to save a few dollars.

What happens next

From request to a straight answer

  1. Request an evaluation

Tell us your preferred day and arrival window, whether the home is occupied or vacant, whether someone needs to meet us on site, and who to contact for access. Your requested window isn't a confirmed appointment.

  2. We check the tile and what's under it

We get on the roof, lift tile where it tells us something, and photograph what we find.

  3. Repair, relay or replace

You get a written recommendation and a price for the option that fits your roof, with the reasons and the photos. Anything you approve gets scheduled separately.

Questions

Tile roof questions

Can I keep my existing tile?

Often, yes. Concrete and clay tile can outlast the underlayment beneath it. If your tile is sound, a tile relay lifts it, replaces the underlayment and flashings, and sets the same tile back down. The evaluation tells you whether your tile is a good candidate.

What happens to tiles that break?

Some tile breaks during removal and reinstall, and some is already cracked. How closely replacement tile matches depends on your tile's profile and color, and that gets covered in your written scope before work starts.

Is a tile relay cheaper than a new roof?

Usually, because you keep the tile you already paid for. The cost depends on the size and pitch of the roof, how much tile needs replacing, the condition of the deck underneath, and the flashing details. You get a written scope with the price before anything starts.

Is there a warranty?

Warranty coverage varies by roof type and product. See your written estimate for the coverage that applies to your project.

Is the roof evaluation really free?

Yes. A standard roof evaluation is free: we get on the roof, document what we find with photos, and tell you whether it needs a repair, a replacement, or nothing yet. Need something else, like a review of another roofer's finished work? Ask us about it when you call.
