Scottsdale · DC Ranch · Tile roofs in the McDowell foothills
Ground broke on DC Ranch in 1997, and the first families moved into Desert Camp in 1998. The oldest tile roofs here have been in the sun for more than 25 years. We get on yours, photograph what's under the tile, and tell you straight what it needs.

What we find
Concrete tile can outlast the underlayment beneath it by years. After a couple of decades of Arizona sun, that layer can turn brittle and stop keeping water out, and the first sign is often a ceiling stain after a hard rain.
DC Ranch was built out over many years, so two houses on the same street can be at very different points. That's why we look at your roof, not the neighborhood's average age.
When the tile is sound, the fix is often a relay: we lift the tile, put down new underlayment and flashings, and set your tile back. You keep the look and skip the cost of all new tile.
Worth a look if you see
Roof types
Most of the work here starts with tile. Pick your roof for the details.
New underlayment and flashings with your existing tile set back. Broken pieces replaced with a close match.
Repairs and recoats on flat sections, plus the drains and scuppers that go with them.
We find the source first. A lot of leaks are a flashing or a valley, not a whole roof.
When the tile itself is done, a new roof with the products and colors in writing before we start.
Before work starts
DC Ranch says all exterior home and landscape modifications must be reviewed and approved. Review can take up to 30 days depending on the scope, and a complete submittal has to be in at least 7 business days before a scheduled meeting.
Start the approval early. A crew waiting on paperwork helps nobody.
Products, profile and colors in writing, so your submittal has what the reviewers ask for.
A relay reuses your existing tile, so the roof looks the same when we're done.
You pick the window, and you know who's coming before they arrive.
Before the winter rains
An underlayment problem usually shows up as a stain after the first hard rain. A check now costs nothing and tells you whether there's anything to plan for.
How it works
Same process anywhere in the Valley. No pressure, and no surprise invoice.
Pick a morning or early afternoon window that works for you. We confirm the exact time with you.
We walk it, photograph what we find, and check what's under the tile or coating, not just the surface.
Photos and a written recommendation: a repair, a bigger fix, a new roof, or nothing yet. You decide.
Free roof evaluation
Tell us where the roof is and how to reach you. A request isn't a confirmed appointment until we confirm it with you. Water coming in right now? Call (480) 233-1140.
