Scottsdale · McCormick Ranch · Homes from the late '70s on
Houses started going up on McCormick Ranch around 1978. A home from that era might still have its original tile, or it might be on its second or third roof with a few contractors' repairs mixed in. We figure out which, and tell you what it actually needs.

What we find
McCormick Ranch was Scottsdale's first upscale master-planned community, and a lot of its homes have been remodeled since. It's common to find tile over the main house and a flat or low-slope section over an addition or a covered patio.
On roofs this age we look hard at three things: the underlayment under the tile, the flashing where roofs meet walls and chimneys, and any flat section where water can sit.
Old repairs matter too. A patch from fifteen years ago can be the reason a ceiling stains today, and we'd rather find that than sell you a roof you don't need yet.
Worth a look if you see
Roof types
Older homes, mixed roofs. Pick yours for the details.
Underlayment replacement, tile relays, broken tile, and full replacement when the tile itself is done.
Foam repairs, recoats and new low-slope roofs over additions, patios and the drains that serve them.
Repair and replacement from a GAF Certified Plus contractor.
Before work starts
The McCormick Ranch Property Owners' Association says any change that affects the exterior of a property must be approved in advance, and no work can start until approval is obtained. If your home is also in a neighborhood association, check its rules too.
We'd rather tell you a repair will do than sell you a roof you don't need yet.
Products and colors in writing, so your approval request has what the association asks for.
Main roof, additions and patio roofs in one set of photos, so you can plan it all at once or in stages.
You pick the window, and you know who's coming before they arrive.
Before the winter rains
Flat sections and old patches are where winter rain finds its way in. A check now costs nothing and tells you whether there's anything to plan for.
How it works
Same process anywhere in the Valley. No pressure, and no surprise invoice.
Pick a morning or early afternoon window that works for you. We confirm the exact time with you.
We walk it, photograph what we find, and check what's under the tile or coating, not just the surface.
Photos and a written recommendation: a repair, a bigger fix, a new roof, or nothing yet. You decide.
Free roof evaluation
Tell us where the roof is and how to reach you. A request isn't a confirmed appointment until we confirm it with you. Water coming in right now? Call (480) 233-1140.
